South Korean parents gift homes earlier as soaring prices put ownership out of reach

A shifting demographic trend in South Korea is seeing parents transfer property to their children much earlier in life, a direct response to the "perfect storm" of skyrocketing apartment prices and tighter lending restrictions. In Seoul, donors in their 50s and 60s now account for 49% of all property gifts, surpassing the 43% share held by those aged 70 and above.

This transition is most pronounced in the capital region, where the cost of entry into the housing market has become nearly insurmountable for the younger generation. According to recent data, apartment prices in Seoul surged by 18.67% last year alone, the highest jump in five years and more than double the historical average. As a result, parents who own multiple properties are increasingly choosing to gift homes to ensure their children’s housing stability before further price hikes or tax changes occur.

The trend is heavily influenced by government policy and tax strategy. With the upcoming termination of capital gains tax relief for multi-home owners and a planned hike in taxes on non-residential properties, many wealthy families—particularl y in high-value districts like Gangnam—view early gifting as a way to minimize their total tax burden. By transferring ownership now, they "lock in" current values and protect their children from future market volatility.

In contrast to the urban trend in Seoul and Gyeonggi Province, regional areas like North and South Jeolla still see property transfers dominated by donors over the age of 70. This highlights a growing geographic divide: in the capital, property is treated as a strategic asset for early wealth transfer, while in regional areas, traditional inheritance patterns remain the norm. As long as the gap between wages and housing costs in the capital continues to widen, analysts expect this "early gift" phenomenon to remain a fixture of the South Korean real estate market.
